Booking conditions
Version 2026-10. Your booking is governed by the version you accepted when you booked.

Who we are
Holly Tree Cottage is let by Wychwood Ventures Ltd (“we”). These conditions form the contract between us and the lead guest named on the booking (“you”), who must be staying at the property and is responsible for everyone in the party.
Your booking and payment
- The full price of your stay and a refundable damage deposit are paid when you book.
- Your booking is confirmed, and the contract made, when we email you a confirmation. Until then no booking exists and any payment taken is refunded in full.
- Prices include cleaning, linen and towels and any fees shown. Nothing further is charged at the property.
Damage deposit
The damage deposit is returned to your card after your stay, usually within a week of departure. If there is damage, loss or extra cleaning beyond normal use, we may keep part or all of it to cover the reasonable cost. We will tell you what we kept and why, with photographs where relevant. If the cost is more than the deposit, you remain responsible for the difference.
If you cancel
Bookings for specific dates are not covered by the 14-day cancellation right in the Consumer Contracts Regulations 2013, so cancellations are handled under these conditions. Please tell us in writing (email is fine). The date we receive it is the cancellation date.

- Your damage deposit is always returned in full when you cancel.
- Re-letting. If you cancel and we re-let any of the same nights, we will refund the amount we receive for those nights from the new guest, less £100 towards our costs, up to the amount you would otherwise lose. We will try to re-let but cannot guarantee to.
- Moving your dates. We may agree to move your booking to other dates instead of cancelling, if we can. A move is a change to your existing booking, not a new one. Any amount that was already non-refundable on the day you asked to move remains non-refundable and is carried to the new dates, and the cancellation table then applies to the new dates in addition. Moving your booking does not create a new or extended right to cancel.
- Leaving early, or arriving late, does not entitle you to a refund for unused nights.
- We strongly recommend travel insurance that covers cancellation.
If we cancel
If we have to cancel, for example because the property is unusable, we will refund everything you have paid. We are not responsible for other costs such as travel, unless the law says otherwise.
House rules
- Check-in from 15:00; check-out by 10:00.
- No more guests than booked, and never more than the maximum for the property. No parties, events or gatherings.
- Up to two well-behaved dogs if booked. Dogs stay off beds and sofas and are not left alone in the property.
- No smoking or vaping anywhere on the property.
- Quiet after 11pm, out of respect for neighbours.
- Please tell us straight away about anything broken or not working.
If house rules are seriously broken we may ask the party to leave without a refund.
During your stay
If anything is wrong, please tell us as soon as possible during your stay so we can put it right. We cannot fairly consider complaints raised only after departure about problems we could have fixed. Our liability to you is limited to the price of your stay, except where the law does not allow it to be limited (for example for death or personal injury caused by negligence).
Your information
We use your details only to manage your booking and stay, as set out in our privacy notice. Payments are handled by Stripe; we never see or store your card number.
Law
These conditions are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. Nothing here affects your statutory rights.
